A Different Climate, A Different Enemy

Cross the mountains into The Dalles and the whole equation changes. West of the Gorge, driveways fail to moss and standing water working into shaded asphalt. Out here, above the historic downtown and the orchard rows climbing toward Cherry Heights, the sun does the damage instead.

Long, dry summers bake the asphalt with little tree cover to shade it. UV rays cook the oil out of the binder until the surface fades from black to gray and turns brittle. Wide swings between hot days and cool nights make the same slab expand and contract until thermal cracks open up, even on pavement that never sees standing water. We catch those early with crack filling and repair. Sealcoat still runs on the same 3 to 5 year cycle out here, it just does a different job: less about keeping rain out, more about blocking the sun before it dries the asphalt out from the inside. Yes, if anything it matters more. The interval is the same 3 to 5 years we recommend everywhere, but out here sealcoat is mostly doing UV work instead of waterproofing. Sun and heat oxidize the asphalt binder faster than rain does on this side of the Gorge, so skipping a cycle shows up as fading and cracking sooner than it would on a shadier, wetter-climate driveway.

Heat is usually the cause, not water.
